Pender Island’s security install brief is similar to Salt Spring’s in shape but distinct in scale. The community is quieter, smaller, more architecturally restrained. A significant share of the homes are second residences — owners are off-island for weeks or months at a time, which makes remote monitoring central to the install brief. Off-grid and partly-off-grid properties bring Starlink connectivity as the primary signal path. Pender RCMP response times are longer than on Vancouver Island. Neighbour-watch culture is strong — and the dispatch protocol typically reflects it.
Pender Island: where we install
Wenner SmartSecure runs Pender installs out of the Hillside Avenue Experience Centre, with the team ferrying over from Swartz Bay for site visits, install rough-in, and commissioning. The catchment we work in continuously:
- North Pender — the larger of the two islands. Magic Lake residential cluster, Bedwell Harbour, Port Browning.

What to install on a Pender property

- Access control — smart locks at every exterior door, keypad entry with per-user PINs for property managers, gardeners, family members.
Vacation homes — the off-island monitoring brief
The central distinction for Pender installs: a meaningful share are second residences whose owners spend most of the year on the Mainland or off-island. The security install reflects this:
- Remote arming and live-view by default. App-based status checks, scheduled arm/disarm patterns, push notifications on every event. The owner needs to know what’s happening on the property from anywhere.
- Environmental monitoring as a priority. Leak detection at every plumbing manifold, water heater, dishwasher, washer/dryer. Freeze warnings on properties that get shut down for extended periods. Smoke and CO monitored to dispatch level — the worst case on a vacation home is damage discovered weeks later because no one was home to catch the trigger event.
- Property-manager access. Smart locks with revocable PIN access for the person doing the regular property check or cleaning. Quarterly code audits.
- Two or three local-contact dispatch protocol. Neighbour, property manager, or contractor — someone who can be at the property within 20-30 minutes of an event, faster than RCMP dispatch on most calls.
Neighbour-watch culture and dispatch protocol
Pender’s community size means neighbour-watch is more than a slogan — most full-time and part-time residents know their immediate neighbours and rely on the network for everything from package handling to off-island property checks.
